Here are some of the latest features we've added to give you even more control and customization options.

Light / Dark Mode Switch

We are thrilled to introduce the Light / Dark Mode switch! Now, you can easily toggle between light and dark modes directly from the menu. By default, the site is in dark mode, but with just a click, you can switch to light mode and enjoy a brighter viewing experience.

New Calculators for Real Estate Investors

We've added several powerful tools to help you make better-informed decisions in your real estate investments.

Mortgage Calculator and Amortization Schedule

Quickly calculate your monthly mortgage payments by entering your loan details. Get a detailed amortization schedule showing how much goes towards principal and interest over time, along with an interactive chart and shareable links.

Mortgage Rate Trends

Track historical and current mortgage rate movements tailored to your loan type, credit score, and more. Use the interactive charts to plan the best time to lock in your mortgage rate.

We’ve implemented a Dynamic Mortgage Rate feature that adjusts the default interest rate based on the selected property's location. Instead of a hardcoded rate, each state now has a different default interest rate. For example, if you open a property in Washington, the rate might be 7%, whereas in Arizona, it could be 6.7%, and in Georgia, it might be 6.9%.

Home Affordability Calculator

Enter your income, debts, and down payment to instantly see how much home you can afford. Get a detailed breakdown of estimated monthly payments, giving you a clear financial picture.

Investment Returns Calculator

Visualize the growth of your investments over time by inputting principal, contributions, interest rate, and duration. The detailed charts will help you explore different scenarios and optimize your strategy.

New Contact Us page

The New Contact Us page on the REI Lense website provides users with a streamlined way to get in touch with the team. Whether you have questions about the platform, need support, or want to provide feedback, this page serves as your direct communication hub. You can write your message in the provided form and send it to us, and we will respond to your inquiry as quickly as possible.

Breakdown Section Improvements

Our goal is to provide you with the most accurate and detailed financial analysis for your real estate investments. Here are two key updates we’ve made to the breakdown section.

Render Percentage for Metrics

We now display the percentage values for all metrics in the breakdown section, with the exception of the Financing section. This feature applies to both our extension and the website, ensuring you have a consistent experience across all platforms.

Percentages Visible on Slider Parameters

Previously missing, the percentages on breakdown slider parameters are now clearly visible. This enhancement allows you to see the precise impact of each parameter on your overall financial metrics, helping you make more informed decisions with just a glance.

Projections Section

We’ve enhanced our financial projections by including a new section titled "Projections". This section displays the parameters assumed during projection calculations, right above the charts. This feature is available for both the web and extension versions.

Stored Parameter Adjustments Between Analyses

One of our latest updates allows your parameter adjustments to be saved between analyses, streamlining your workflow and eliminating the need to re-enter data. For example, if you adjust the closing costs for Property A from 1% (default) to 2% and click "Recalculate," this 2% setting will automatically apply to other properties you analyze next. This means no more repetitive changes – your custom settings carry over seamlessly. Plus, you'll always have the option to "Reset" back to default values if needed.

"New Analysis" Button

To make navigation even smoother, we’ve added the "New Analysis" button to the analysis panel. Now, starting a new analysis is quicker than ever. With just a click, you can jump directly to a new analysis.

Recent Analyses Page

We’ve made it easier to access your recent analyses by moving them to a new, separate page. You can now find this entry point conveniently located in the menu under your profile. This change ensures that you can quickly and easily review your past analyses without cluttering your main analysis workspace.

Enhanced Sorting for Comparables

We’ve added a powerful new sorting feature to the comparables section. Now, you can easily sort all columns, whether it's the property name, rent, number of beds, number of baths, or distance. This makes it simple to organize and analyze comparable properties based on the criteria most important to you.

Rent Insights in Web Extension

We've added a new Rent Insights section to our web extension. This feature provides detailed rental property metrics and a distribution chart, helping you visualize rental trends and gain valuable insights.
